Research: Collection of all information required for settlement including up to date information on seller’s existing mortgage, home owner/condominium association
assessments, property taxes and any other liens or potential liens.
Review: Attorney review of all sales/purchase contracts and identification of title defects and/or survey issues. Regular communication with real estate agents, parties to the contract, vendors and lenders help to avoid any last minute difficulties.
Documents: Documentation prepared completely and accurately for the best presentation at settlement. Title commitments prepared for purchasers and their lender clearly set forth the conditions required to clear title.
Delivery: Immediate delivery of documents for recordation and prompt disbursement of funds, and thorough follow up to ensure release documents are properly recorded.
Closing: Title Insurance policies and recorded title documents are promptly forwarded to the appropriate parties. Closed settlement files are scanned and put into our database archives for any future questions or concerns.
